There are many benefits to having a loft conversion. For example, you could turn your loft into a new bedroom or a home office. A loft conversion is a relatively inexpensive way to create more living space, and will likely increase the value of your property, thereby attracting a wider market should you decide to sell it one day.

There are many types of loft conversion and the one you go for will depend on your property type and what you want the loft to be used for. If your property doesn’t have the required planning permission, there are four years in which your local council can take enforcement action to remedy the breach. The four years starts from when the development is complete. This rule applies to England, Wales, Scotland and Northern Ireland alike.

If you do not have the right planning permission, you may be protected from enforcement in some cases, depending on how long the new arrangement, or breach, has been in place. The ten year rule covers any breach of use of land or buildings (excluding dwellings) which has not been challenged by enforcement action for the period of at least ten years. In this instance, you can apply for a Certificate of Lawfulness from your Local Planning Authority.

You do not need the permission of a neighbour to carry out a loft conversion unless the work intended will structurally change the party wall. Any work affecting a shared wall requires specific written permission from the owners of your neighbouring properties.

You cannot do a loft conversion if your ceiling is less than 2.2 metres high. There must also be at least 1.9m of headroom for the stairs and the maximum pitch is 42 degrees. There is no minimum width. You might also not be able to convert your loft if you don’t own the freehold to the loft space (a surprisingly common issue in London) or you live in a conservation area/listed building and are not allowed to make property alterations.

You won’t be able to do a loft conversion if the ceiling height is less than 2.2 metres as this will breach building regulations.

A loft conversion is likely to fall within permitted developments and therefore you shouldn’t require planning permission. Be aware that permission might be needed if you plan to greatly alter the structure of the building.
